Tenant Eviction & Property Possession Claims > Solicitors & Lawyers
Are you a landlord with a tenant who is 2 months in arrears of rent?
Do you want to evict your tenant?
Our specialist tenant eviction solicitors can help.
We offer an online stage-by-stage service for evicting tenants on a fixed fee basis. We will apply to the Court for a possession order where there is an Assured Shorthold Tenancy in place and the tenant is more than 2 months in arrears, and a County Court Judgment in respect of the outstanding rent arrears.
If there are no arrears, we can still help. We also provide an alternative fixed fee service for obtaining possession and eviction using a Section 21 Notice and Accelerated Possession Proceedings. Contact us for more information.

Stage 1
The first stage to evict your tenant is to serve the tenant with a Section 8 Notice. The Section 8 Notice gives the tenant at least 2 weeks notice that they must pay the outstanding arrears or you will apply to the Court to obtain possession of your property. The notice must have expired before we can move onto Stage 2 - issue possession proceedings. Read more >>
Stage 2
If your tenant does not leave the property or pay the outstanding arrears after expiry of the Section 8 Notice, you can start the next stage of tenancy eviction. For a fixed price, we will prepare and issue the Possession Proceedings and arrange for an advocate to attend the hearing on your behalf. If you don’t want to attend Court, we can also prepare a Witness statement for you to sign. After the hearing, we will let you know the outcome. Read more >>
Stage 3
If you have completed stage 1 and 2 and the tenant still refuses to leave the property, and you still want to evict your tenant, our specialist team of tenant eviction lawyers will issue a Warrant of Possession which will be executed by the County Court Bailiff. Read more >>
